Guests are expected to respect the tranquillity, privacy and character of the surrounding area at all times.

Behaviour incompatible with the standards of the property or local regulations may result in termination of the stay without refund.

Visitors and Use of Property

Only registered guests included in the reservation are permitted to access the property.
External visitors, gatherings or events are not permitted without prior authorization from management.

Responsibility for Interiors and Furnishings

The villa features curated interiors, bespoke furnishings and high-quality materials.
Guests are responsible for exercising appropriate care.
Costs associated with repair, replacement or specialised cleaning resulting from damage, negligence or misuse may be charged accordingly.

Pool and Outdoor Areas

Guests are invited to enjoy the pool and outdoor areas responsibly.
While the property maintains high safety standards, use of these areas remains under guests’ personal responsibility.

Security and Surveillance

Limited external surveillance systems are installed exclusively at the following access points:

– Main entrance gate from the street
– Service entrance
– Garage access

The honesty bar located within the shared/common area is monitored solely for loss-prevention and operational integrity.

The pool area, terraces, garden areas and all private guest accommodation spaces are not subject to surveillance.

No monitoring devices are installed in guest bedrooms, bathrooms or private-use areas.

All systems operate in compliance with applicable data protection regulations.

Property Access

Management reserves the right to access the property in cases of emergency, safety concerns or essential maintenance requirements, with due respect for guest privacy.

Local Tourism Tax

Where applicable, local tourism tax established by municipal authorities may be charged in addition to accommodation rates.

CAIS 68 is an adults-only retreat designed for a peaceful and refined experience. If you book the entire villa, we welcome guests aged 16 and above. However, if you book an individual suite, you can rest assured that all other guests staying at the villa will be 18 or older.

Yes. Cais 68 is an exclusive-use private luxury villa designed to offer tranquillity, discretion and a fully personalised stay experience.

Yes. A discreet 24-hour resident concierge service is included and available to assist with guest requests, arrangements and overall comfort throughout the stay.

Yes. The swimming pool and outdoor leisure areas are for the exclusive use of registered guests (max 6) staying at the villa.

For guests booking the entire villa, a €500 security deposit is required at check-in. This deposit serves as a guarantee for any potential damages and will be fully refunded at check-out, provided no incidents occur. Our goal is to ensure a seamless and worry-free stay while maintaining the villa’s exceptional standards for all our guests.

Limited external surveillance is in place at the street entrance, service entrance and garage access, as well as at the honesty bar located in the shared/common area for loss-prevention purposes.
There is no surveillance in the pool area, terraces, garden or any private guest accommodation spaces.

At CAIS 68, a rotating breakfast menu is included in the price. We offer a carefully curated breakfast experience, featuring fresh and locally sourced products for a classic and delicious start to your day.

There is no need to rush your morning here. Just let our concierge know by the evening before, and we’ll serve your breakfast whenever you’re ready, all the way up until midday.

Our Honesty Bar is designed for your convenience, offering a 24/7 selection of red and white wines, spirits, beers, soft drinks, and a variety of snacks. Simply help yourself and register your consumption at the terminal located by the bar area to log your selections. The cost will be added to your account, making it easy to enjoy refreshments at your leisure in a relaxed, trust-based system.

At CAIS 68, we don’t offer a formal restaurant service, but we’re delighted to offer a selection of traditional Madeiran drinks and delicacies for a more casual yet authentic experience. Whether you’d like to enjoy a refreshing Nikita, a zesty Poncha, or a jar of Sangria, we also offer delicious snacks like Avocado toasts, Picado, and the famous Espada. These items are available upon request, allowing you to indulge in the flavors of Madeira in a relaxed, home-like setting

We offer private airport transfers to suit your needs, whether you’re traveling solo or with a group. For just €30 (one way), enjoy a seamless pick-up or drop-off for up to 2 guests in a luxury car. If you’re traveling with a larger group, we also provide transfers in a luxury van for up to 6 guests at €90 (one way). Both options include a personalized meet-and-greet service to ensure a smooth and comfortable journey to or from CAIS 68.
